A property purchased from NORA may require the purchaser to complete construction or rehabilitation of the property as a residence within 1 year (365 days) of closing. NORA enforces this requirement through its right of reversion. Once construction is complete and the City of New Orleans issues a Certificate of Occupancy, the purchaser may be entitled to a Release of NORA’s Right of Reversion. If construction is not complete, or if the City of New Orleans has not issued a Certificate of Occupancy, a purchaser may be entitled to one of the following, even if the construction deadline has passed:
Act of Subordination – If the purchaser is obtaining financing for construction, and a lender has expressed concern regarding NORA’s right of reversion, please click here to request an Act of Subordination.
Third-Party Sale Consent & Intervenor – If the purchaser is looking to transfer ownership of a NORA auction property before construction is complete, NORA must first consent to the transfer. Please click here to request a Third-Party Sale Consent & Intervenor.
Extension – If the purchaser simply needs more time to complete construction and obtain a Certificate of Occupancy from the City of New Orleans, please click here.
